Our Preventative Maintenance Agreement Plans

Having a working air conditioning or refrigeration system in Houston is important whether you are a commercial business owner or property manager. At Mako Industries, we recommend quarterly preventative maintenance plans for most equipment, but we also offer semiannual plans to our customers as well.

Quarterly HVAC maintenance agreements consist of four total cleanings per year, two heavy and two light. Depending on the status and type of equipment, we will work with you to decide when the optimal times for these service visits are.

Heavy Cleanings Include:

  • Chemical cleaning of all condensing units, evaporator coils if needed
  • Checking all electrical components for tightness and proper operation
  • Changing all filters and belts
  • Clearing drain lines
  • Installing drain pan tablets
  • Calibrating thermostats, ensuring all units are running properly

After every preventative maintenance tune-up, the customer will receive an operational report on the status of their HVAC equipment and recommendations from our technicians.

Light Cleanings Include:

  • Changing all filters and belts
  • Ensuring drain lines are clear
  • Visually checking that all units are running properly
  • Reporting all findings to the customer

Opting for our semiannual preventative maintenance agreement will get you either two heavy cleanings a year or one heavy and one light, depending on customer preference.

Preventative Maintenance for Refrigeration Systems

We also provide maintenance plans for customers in Texas with refrigeration equipment such as walk-ins, reach-ins, ice machines, and prep tales. These agreement plans vary based on the specific piece of refrigeration equipment, but generally involve an intensive cleaning of the unit in accordance with manufacturer specifications and verifying correct operation.
